Shortening The Construction Schedule

The mid-rise mixed-use development underway in Markham’s Cathedraltown is already experiencing success with iSPAN’s light-gauge steel framing. The Courtyards will consist of two five-storey buildings with underground parking, commercial space and four storeys of residential living with spacious suites and outdoor terraces.

iSPAN’s TotalFraming system is shortening the construction schedule and resulting in significant cost savings for our client through a reduction in engineering work and consulting. The Composite TotalJoist floor assembly requires no formwork, no temporary shoring and once the floor topping is poured, the previous floor will be ready for mechanical and electrical trades to begin their rough-ins.

When complete in 2021, The Courtyards will make use of TotalFraming’s other benefits: high acoustic and vibration ratings between the suites and floors. These are increasingly becoming essential for those who live in close proximity with their neighbours.

Design Flexibility

The architect’s vision was to have this Cathedraltown development resemble a European village, so great strides were taken to ensure that the innovative iSPAN framing system would allow for a variety of layouts and help anchor a range of classic exteriors. iSPAN’s own design team worked with the architect to ensure complete satisfaction.

Material Storage Solution

Storing large quantities of steel framing onsite is rarely an option in metropolitan centres. iSPAN Systems is currently delivering its product to the construction site as needed, which is minimizing onsite storage and providing a much more seamless experience for the installation crew and general contractors.

Sound Advice

With hundreds of residents in two buildings with only a wall or ceiling separating them, it’s vitally important that sound penetration is practically nonexistent. With iSPAN’s Composite TotalJoist flooring system, the number one complaint of multi-family living is diminished with 60% improved sound ratings over precast concrete and 34% over wood and gypcrete.
